Buyers may have a little more breathing room
For a long time, buyers have had to move quickly. Properties were attracting multiple offers; auctions were highly competitive and waiting too long could mean missing out.
We're now seeing some of that urgency ease.
Buyers may have more choice, more time to consider their options and, in some circumstances, more opportunity to negotiate.
That doesn't mean every property is suddenly a bargain. Well-priced homes in popular locations can still attract plenty of interest and competition.
Sellers may need to adjust their expectations
For sellers, the changing market means that pricing and positioning are becoming increasingly important.
When prices are rising rapidly, the market can sometimes do a lot of the work for you. In a more balanced market, buyers tend to be more selective.
Properties that are priced realistically, presented well and marketed effectively are likely to stand out, while properties that are overpriced may take longer to sell.
This doesn't mean sellers should panic or simply accept the first offer that comes along. It means understanding what buyers are currently prepared to pay is more important than relying on what a property might have been worth six or twelve months ago.
